Living on Hendricks Isle and Isle of Venice: Walkability, Parking, Flooding & the Association
By Glen Primak, GLEN PRIMAK GROUP · Updated
Where you are
Hendricks Isle and Isle of Venice Drive each run north from East Las Olas Boulevard as a single dead-end street, with canals on both sides. Gordon Road runs along the west side of Hendricks Isle. From the south end of either isle, the Las Olas shops and restaurants are along the boulevard to the west, and the Intracoastal bridge to Fort Lauderdale Beach is to the east.
What you’ll find on the street
County records show a mix of building types on the two isles: condominiums, a few older co-ops, groups of fee-simple townhouses, and some rental apartment buildings, motels and marinas. Buildings line the canals on both sides of each isle; whether a unit includes a boat slip varies by building and should be confirmed in its documents. The building directory lists every condominium, co-op and townhouse group from county records, and the market snapshot shows the full parcel mix.
Gordon Road is different: its parcels are zoned RS-8, and 57 of its 60 parcels are single-family homes (BCPA).
The association
The City of Fort Lauderdale’s address-point records assign Hendricks Isle and Isle of Venice Drive addresses to the Hendricks and Venice Isles neighborhood association area. Gordon Road addresses fall in the Navarro Isle Homeowners Association and Victoria Park Civic Association areas. A civic association is separate from each building’s condominium or co-op association, which sets the building’s budget, rules and assessments. The City’s list of officially recognized neighborhood associations (updated July 10, 2026) includes the Hendricks Isle / Isle of Venice Neighborhood Association, Inc. in Commission District 2; current contacts are on the City’s page.
Parking and traffic
Each isle has one way in and out, from Las Olas Boulevard. Guest parking is limited on dead-end streets, so ask each building about assigned spaces, guest parking and any garage or lift. Expect heavy traffic on Las Olas during events such as the Boat Show. Check posted signs and the City’s parking rules before you rely on street parking.
Flooding and storms
- Flood zone: every City address point on Hendricks Isle, Isle of Venice Dr and Gordon Rd falls in FEMA zone AE, a Special Flood Hazard Area, with base flood elevations of 5 to 8 feet NAVD88 depending on the address. Check the effective map for a specific building on the FEMA Flood Map Service Center.
- King tides: low-lying streets near the canals can take on water during seasonal high tides and storms. The City’s tidal barrier rules (see the boating page) set minimum seawall heights.
- Evacuation: City of Fort Lauderdale GIS maps every Hendricks Isle and Isle of Venice Drive address point in hurricane evacuation Zone B, which the City describes as typically evacuated for a Category 3 or higher hurricane. Zones and orders can change, so check Broward County’s evacuation information for your address before each season.
What changes from building to building
Two units with similar views can live very differently. Before you buy, compare each building’s pet and rental rules, slip arrangements, reserves and recent assessments, insurance, elevator and parking, and its milestone inspection status. The condo FAQ explains the Florida rules behind those questions.
